BELLO & CO. PROFILE

1.0     INTRODUCTION

Bello & Company is a firm of Registered Estate Surveyors, Valuers, Facilities Managers, and Real Estate Consultants with Head office in Plot 2105, Herbert Macaulay Way, Zone 6, Wuse, Abuja, FCT with an e-mail address as info@bellovaluers.com, bellovaluer@gmail.com and telephone numbers: 0905 301 6343, 0706 209 8373.

The firm, which commenced operation on the 14th May 1990 now has branch offices in Lagos; Lagos State, Ado Ekiti; Ekiti State, Jos; Plateau State, Kaduna; Kaduna State, Kano; Kano State, Akure; Ondo State and other branches being proposed for Port Harcourt; Rivers State, Osogbo; Osun State and Maiduguri; Borno State.

The firm has a local affiliation with the Nigerian Institution of Estate Surveyors and Valuers and foreign/international affiliations with the Rating and Valuation Association of Great Britain, The National Association of Real Estate Appraisers of the United States of America, International Real Estate Federation (FIABCI) and the Commonwealth Association of Surveying and Land Economy (CASLE).

2.0     RANGE OF SERVICES

BELLO AND COMPANY offers consultancy services in the following areas:

  • Asset Valuation,
  • Facilities Management,
  • Property Management,
  • Estate Agency,
  • Real Estate Development Appraisal and Management.

Accordingly, the firm is organized into Departments along with these five service areas. There are therefore five-line departments, that is, Facilities Management, Valuation, Property Management, Estate Agency, and Development Appraisal. Each is led by a Head of Department while two other departments – Administration and Accounts are headed by an Administrative Manager and an Accountant respectively.

The particular service rendered in some of the key areas is as follows: -
2.1     VALUATION

The firm undertakes the Valuation of Properties including Real Estate (land, buildings, and iconic properties), Plants and Machinery, Motor Vehicles, Furniture, Fittings and Equipment, Vessel, Trade Stocks, and Effects as well as Agricultural Investments including livestock/Dairy and farmland. Such valuations are undertaken for diverse purposes such as for: -

  •         Auditing/Balance Sheet/Preparation of Statement of Affairs
  •         Offer of shares to the public
  •         Mergers, Take-over and winding up of Companies
  •         Purchase

2.2   FACILITIES MANAGEMENT

Our facilities management is the active management integration and coordination of an organization’s business support services, together with associated human resources and its buildings, including their systems, plant, IT equipment, fittings, and furniture to assist that Organization best achieve its strategic objectives.

We have over the years been providing facilities management services which integrate the overall management of the real estate, premises, and support/maintenance services as distinct from the core businesses of some notable organizations such as:

2.3     PROPERTY MANAGEMENT

Bello & Co is also very active in the field of Property Management. The property portfolio of the firm embraces Residential, Commercial, Shop, and Office Properties. Major property management functions include: -

  •         Fixing the rent in accordance with prevailing market conditions;
  •         Finding tenants who are willing and able to occupy the property;
  •         Attending to repairs and maintenance problems;
  •         Collecting rent and payment over net receipts to the property owner;
  •         Ensuring prompt payment of all outgoings such as ground rent,  water rate, insurance premium.
2.4     ESTATE AGENCY

The Estate Agency Department of the firm is involved in sales, purchase, and letting of properties on behalf of clients. Specifically, the service rendered in this area involves arrangements to bring the buyer and the seller of the property together as well as landlords and prospective tenants together. Accordingly, the activities of the firm in this area include: -

  •         Publications/Advertisement;
  •         Inspections and Negotiations;
  •         Documentation; and
  •         Handing-over of property to buyer/tenant.
2.5     PROPERTY INVESTMENT/DEVELOPMENT APPRAISAL AND  PROJECT  MANAGEMENT

Bello & Co’s functions in this area of activity consist broadly of Real Estate Investment Appraisal and Project Management. Investment Appraisal services center largely on Pre-Feasibility and Viability Studies of Project such as Real Estate, Industrial, and Commercial Investments.

The Feasibility/Viability Report prepared would normally cover the following areas:-

  •         Project description/processes;
  •         Description of site and services;
  •         Advice on management operations;
  •         Analysis of investment cost and financing plans;
  •         Market survey, demand and supply analysis;
  •         Commercial and financial details incorporating incomes,  expenditure, and Net Operating income;
  •         Financial analysis and evaluation of the project
  •         Projected Profit and Loss Account;
  •         Cash flow forecast;
  •         Projected Balance Sheet;
  •         Sensitivity Test and Risk analysis; and
  •         Conclusion and Recommendation on the viability of the scheme.
  •         Project Management on the other hand is undertaken whilst the development of the project is in progress and will involve: 
  •         Advice on selection of consultants;
  •         Coordination of site activities;
  •         Reduction of development/construction time to barest minimum;
  •         Elimination of wastage and supper flown expenses; and
  •         Regular progress report to the client.

3.2     RATING VALUATION

Bello & Co have already rendered consultancy services to Abuja Municipal Area Council on Rating Valuation and collection in respect of all rateable properties within Abuja metropolis. The total Annual Value was estimated at N10 billion. 

3.3     WORKING EQUIPMENT AND FACILITIES

Our firm has infrastructural facilities to carry out the task of Valuation exercise efficiently. Some of these infrastructural facilities include the following:

  • A highly functional and computerized head office with installed internet facilities and a network of coordinated branch offices across the country.

  • Operational vehicles in excess of 15 in number.
  • Power generating set provided in the head office to argument supply from the mains.

The firm has a crop of a veritably competent team of sound, dedicated and hardworking professionals with University Degrees and Higher National Diploma in Estate Management, reinforced by ample working experience.

          PRINCIPAL PARTNER

Mr. Bello is a product of the Polytechnic, Ibadan, from where he obtained a Higher National Diploma (Estate Management) at Upper Credit Division in 1982; the University of Abuja where he obtained an LL.B (Hons), and Nigeria Law School from where he was called to the Nigeria Bar.  During his studies, he had training experience in the professional firm of Adebiyi, Sonaike & Co., Lagos, and National bank of Nigeria Lagos (Property Division). Subsequently, after his studies, he had his National Youth Service at the Ministry of Lands & Housing, Akure, Ondo State in 1982.

Thereafter, he joined the professional firm of Messrs Femi Asiwaju & Co., Estate Surveyors & Valuers, Ikeja, Lagos where he was until 1985. In October 1985 he joined the professional firm of Daniyan & Associates Jos, Plateau State as Estate Surveyor Grade 1, and rose through the ranks of Senior Estate Surveyor, Principal Surveyor, Head Office Manager, and ultimately an Associate Partner.

During his working experience in the above places, he had the opportunity of being involved in several key projects including Assets Valuation of the Plateau State Government among others. He also handled Facilities Management of notable public buildings and Property Rating Valuation for the then Gongola State Infrastructural Development Programme of the World Bank (IMF).

Furthermore, Mr. Bello handled the Rating Valuation of Federal Government properties in the Federal Capital Territory. He has varied experience in Facilities Management, Estate Agency, and Valuation.

Mr. Bello also has vast, rich, and robust experience in the realm of property development being the Managing Director/CEO of CITEC International Estates Limited - a property development company involved in a partnership with the Federal Housing Authority to develop a N6 Billion project in Gwarinpa Estate, Abuja and currently developing 5,000 housing units in Mbora District, Abuja, the Federal Capital.

Mr. Bello is a member of several professional bodies in Nigeria and abroad. His professional affiliations are therefore many and include the following:-

(i)      Fellow of the Nigerian Institution of Estate Surveyors and Valuers,

(ii)      Associate of the Nigerian Institute of Management,

(iii)     Member of World Real Estate Congress (FIABCI),

(iv)     Member of Commonwealth Association of Surveying and Land Economy (CASLE),

  • Member of International Real Estate Federation (FIABCI),
  • Member of Nigeria Bar Association,
  • Barrister and Solicitor of the Supreme Court of Nigeria, and
  • Member of Chartered Institute of Arbitrators

He was a member of the National Executive Council of the Nigerian Institution of Estate Surveyors & Valuers and a past Chairman of the Abuja Branch of the Institution for 6 years.  He has attended many conferences on Real Estate both in Nigeria and abroad.

Mr. Bello is a member of the Ekiti State Economic Council.  He is an avid golfer; past Captain of Ekiti Golf Club and IBB International Golf and Country Club, Abuja, and he is happily married.

    2. ESV LEKAM UBI NKANU, HND (EST.MGT) ANIVS, RSV

    MANAGING PARTNER

Mr. Lekam is a graduate of Estate Management from the then Polytechnic, Calabar, Cross River State (now the Cross River University of Technology). During his industrial training period, he worked with the Department of Works, Yakurr Local Government Council, Ugep, Cross River State as an Estate Officer II. During his NYSC he was deployed for his primary assignment to the Department of Estate Management, Rufus Giwa Polytechnic, Owo, Ondo State where he taught estate management courses.  Upon completion of his national service, he joined the professional firm of Peter Okolo & Co. and moved to Bello & Co. in June 2007. He is presently the Managing Partner of the firm.

Mr. Lekam Ubi is an Associate Member of the Nigerian Institution of Estate Surveyors and Valuers (NIESV) and he is registered by the Estate

Surveyors and Valuers Registration Board of Nigeria (ESVARBON) which confers on him the license to practice the profession in Nigeria.

     3.    MR. YAHAYA IDRIS, B. Tech (Est. Mgt)

Mr. Yahaya Idris holds a Bachelor of Technology in Estate Management from Abubakar Tafawa Balewa University, Bauchi. During his industrial training period, he worked with Federal Mortgage Bank of Nigeria as an Estate Assistant. During his NYSC he was posted to the Queen of Angels Secondary School, Umuezegwu, Imo State where he taught Mathematics. He is presently with the professional firm of Bello & Co.

Mr. Idris is an Associate Member of the Nigerian Institution of Estate Surveyors and Valuers (NIESV) and he is registered by the Estate Surveyors and Valuers Registration Board of Nigeria (ESVARBON) which confers on him the license to practice the profession in Nigeria.

       4.     MR. ADEKANYE ADEMOLA, B. Tech (Est. Mgt)

Mr. Adekanye Ademola holds a Bachelor of Technology in Estate Management from the Federal University of Technology, Minna, Niger State. He undertook his Six Months Mandatory industrial training with the professional firm of Bello & Co. During his NYSC he was posted to the same Firm. He is presently with the professional firm of Bello & Co. as an Estate Surveyor.

Mr. Ademola Adekanye is an Associate Member of the Nigerian Institution of Estate Surveyors and Valuers (NIESV) and he is registered by the Estate Surveyors and Valuers Registration Board of Nigeria (ESVARBON) which confers on him the license to practice the profession in Nigeria.

     5. MRS. OLUWATOSIN BASARU, BSc. (Est. Mgt), MSc. (FM)

    H.O.D., MANAGEMENT

Mrs. Oluwatosin Basaru holds a Bachelor of Science in Estate Management from Obafemi Awolowo University, Ile-Ife. During her NYSC she worked with Realworth Properties as Facility Manager. Upon completion of her national service, she joined Quick Fix Limited as Facility Manager and later moved to Health Plus Limited in 2013.

Mrs. Oluwatosin Basaru has completed an Advanced Masters Course in Facility Management from the University of Lagos and she is presently with the professional firm of Bello & Co as the Head of Management Department.

       6.     AIKPONKHALEA ABUMERE EVANS, HND, (Est. Mgt)

Mr. Aikponkhalea Abumere Evans is a graduate of Federal Polytechnic, Auchi, Edo State, where he obtained a Higher National Diploma in Estate Management. He undertook his One (1) Year Mandatory Industrial Training with Silva Alele & Associates, a firm of Estate Surveyors and Valuers in Benin City, Edo State. During his National Youth Service he was posted to Igwebuike grammar School Awka South local government, where he taught Economics. Upon his completion of NYSC, he joined the professional firm of Appih & Co where he worked between 2014 and 2015. He is presently with the professional firm of Estate Surveyors and Valuers in Bello & Co. as an Estate Surveyor. Mr. Aikponkhalea Abumere has passed the Professional Practice Examination of the Nigeria Institution of Estate Surveyors and Valuers and he is currently undergoing the process of election into the associate membership of the institution.

       7.     MISS ADELEYE ADESOLA, B. Sc (Est. Mgt)

Miss Adesola is a graduate of Joseph Ayo Babalola University, Ikeji-Arakeji, Osun State, where she bagged a Bachelor of Science in Estate Management. She undertook her three months of Industrial Training with the professional firm of Jaiyeola Adeyanju Group Practice, Akure, Ondo State, and her Six Months Mandatory Industrial Training with the professional firm of Bello & Co.  During her NYSC she was posted to the same firm. She is presently with the professional firm of Bello & Co. as an Estate Surveyor.

Miss Adesola is an Associate Member of the Nigerian Institution of Estate Surveyors and Valuers (NIESV) and she is currently in the process of registering with the Estate Surveyors and Valuers Registration Board of Nigeria (ESVARBON).

     8.    MRS. ZAINAB ABDULLAHI, B. Tech (Est. Mgt), MSc. (HRM)

Miss Zainab holds a Bachelor of Technology in Estate Management from the Federal University of Technology, Minna, Niger State. She undertook her Six Months Mandatory industrial training with the professional firm of Bello & Co.  During her NYSC she was posted to Federal Housing Authority, Abuja. On completion, she proceeded for her Master's Degree in the United Kingdom where she bagged a degree in Human Resource Management (HRM) from The University of Bradford. She is presently with the professional firm of Bello & Co. as an Estate Surveyor.

     9.   MR. CHINAZOR DURUEKE, B. Tech (Est. Mgt)

Mr. Chinazor Durueke holds a Bachelor of Technology in Estate Management from Abubakar Tafawa Balewa University, Bauchi. During his industrial training period, he worked with the professional firm of Charle Ebiai & Associates in Abuja. During his NYSC he was posted to the professional firm of Chika Okafor & Co. He is presently with the professional firm of Bello & Co.

Mr. Chinazor Durueke is an Associate Member of the Nigerian Institution of Estate Surveyors and Valuers (NIESV) and he is currently in the process of registering with the Estate Surveyors and Valuers Registration Board of Nigeria (ESVARBON).

       10.   MR. AINA JOHN OYENIYI- GENERAL MANAGER, QUANTITY SURVEYING.

Mr. John Oyeniyi Aina obtained his Higher National Diploma from Yaba College of Technology, Yaba, Lagos in 1990. After his youth service in 1991, he immediately started his professional career. He is a registered member of the Nigerian Institute of Quantity Surveyors (MNIQS), Registered Quantity Surveyors (RQS). In other to acquire more knowledge, he proceeded to Enugu State University of Science and Technology (ESUT) where he obtained a post-graduate Diploma and Masters in Business Administration (PGD & MBA) between 1998 and 2002.

Mr. Aina had acquired cognate experiences from various reputable local and foreign companies in both building and civil engineering contracts, among which are standard Consolidated Dredging and Construction Company, Lagos (1991-93), Fougerolle J.V Fougerolle, Participated in the Construction of Ajaokuta Steel Complex, Federal Ministry of Finance, Abuja Phase 1, Total House Plc Abuja all between 1997-2003. He later joined Bouygues Nigeria Limited and fully participated in the rehabilitation, modernization, and balancing of Benue Cement Company in Gboko, Benue State Between June 2005-December 2006 and finally redeployed to Bouygues Head Office (Abuja) until August 2008 when he joined Citec International Estates Limited as a General Manager. He is happily married with children.

        11.   ARCHITECT RANDY TETEVI- GENERAL MANAGER, PROJECTS

Born in 1966, Arc. Randy obtained his Master of Architecture from the University of Stuttgart, Germany graduated and B.Sc. Architecture from Rostov State Architecture Institute, Rostov on Don. The Russia Republic. He holds a certificate in Project Management (PMP) from Merjja Technologies, Ottawa, Canada.

He is a Registered Architect and a Prolific Project Manager in various aspects Building Construction, Infrastructure, and Services and has worked far and wide across the globe for Government, Private, and Public international organizations. The countries he had worked include Kenya, Rwanda, South Sudan, Ghana, and Nigeria where he works now.

His role among others includes International Consultant on Infrastructure, Architect/Engineer, UNDP/RCO juba, south Sudan; building engineer, UNOPS, Juba, South Sudan. Design Architect, And Construction Supervisor, CONSARCS Limited, Abuja, Nigeria.

He was engaged again in 2009 as the General Manager, Architecture, and lifted to the post of General Manager, Projects in 2010 till date at CITEC International Estates Limited.

        12.   MR. OJO-KUPOLUYI TOLUWALASE DANIEL, B.TECH. (ACCOUNTING)

Mr. Daniel is a graduate of Ladoke Akintola University of Technology, Oyo State where he obtained his B.Tech in Accounting. He is presently an Accountant in the professional firm of Bello & Co. Abuja.

        13.   MISS LOINA W. AMUGA, B.TECH (INFORMATION COMMUNICATION TECHNOLOGY)

Miss Loina holds a Bachelor of Technology in Information Communication Technology from the Federal University of Technology, Yola, Adamawa State. During her NYSC she was posted to the Risk Management Department of Nexim Bank, Abuja. She is currently employed as Secretary/Receptionist in the professional firm of Bello & Co.

        14.   OTHER PROFESSIONAL STAFF AND SUPPORT STAFF 

The firm also has sub-professional and support staff consisting of 7 OND graduates, 4 negotiators, and 3 Draughtsmen, among others.
